7 Signs Your London Building Needs Professional Window Cleaning

Most people don't notice their windows are dirty until someone else points it out. That's the problem with grime in London — it builds gradually, and by the time it's obvious, it's already starting to cause damage. Here are seven signs your building needs a professional window clean booked in this week, not next month.
1. Reduced natural light inside
This is the one most people miss. If meeting rooms, offices, or living spaces feel darker than they used to, dirt on the glass is almost certainly part of the problem. Built-up pollution can reduce visible light transmission by 20–40%, which is enough to make a tangible difference to mood, productivity, and electricity bills.
2. Visible streaks, spots, or hazing
Hard water marks appear as cloudy patches or chalky white deposits, often concentrated near the bottom of the pane where rainwater pools. Pollution typically shows up as a fine grey film that's most obvious when sunlight hits the glass at an angle. Either way, visible deposits mean the glass surface is being damaged — these substances etch into the glass over time.
3. Bird droppings or insect deposits
These aren't just unsightly. Bird droppings are highly acidic and can permanently mark glass and frame coatings if left for more than a few weeks. Insect deposits (especially common around buildings near parks or the Thames) attract more pests and become much harder to remove once they harden.
4. The frames look dirty even if the glass doesn't
Window frames — particularly UPVC, aluminium, and painted timber — accumulate the same airborne pollution as the glass, but it's much more visible because they're coloured surfaces. Dirty frames are a clear sign that a full clean is overdue, not just a glass wipe.
5. Tenants, customers, or visitors have started commenting
By the time someone says something, the problem is well past the point of being subtle. In commercial settings, this also affects perception of the business — clean windows correlate strongly with perceived professionalism in customer surveys.
6. It's been more than the recommended interval
Quick reference for London buildings:
Office: more than 8 weeks since the last clean → overdue
Retail/hospitality: more than 4 weeks → overdue
High-rise residential: more than 12 weeks → overdue
Period home: more than 8 weeks → overdue
If you can't remember when the last clean was, it's been too long.
7. There's been recent construction or major weather
Construction sites push dust impressive distances — buildings up to half a mile away can be affected. Storms, particularly the Saharan dust events that hit London occasionally, deposit a thick orange-brown film that needs professional removal. Both warrant an unscheduled extra clean.
What happens if you ignore these signs
The honest answer: more cost, sooner. Specifically:
Permanent glass etching. Mineral deposits and pollution become harder to remove the longer they sit. Eventually, only glass restoration (an expensive specialist process) can fix it.
Frame and seal damage. Trapped moisture and acidic deposits accelerate frame decay, especially on timber and painted surfaces.
Higher cleaning costs next time. A properly maintained building cleans quickly. A neglected one needs longer hours, sometimes specialist treatments, and almost always costs more per clean than the regular schedule would have.
Brand and reputation damage. Visible neglect is a real problem for client-facing businesses, retail premises, and prestigious residential addresses.
